How do guests gain access to the property?
All guests will be greeted by a LocationHome host. Upon arrival they will be given access and a tour of the home along with introductions on how to use all facilities. This includes access to our 24/7 concierge team to ensure their stay is pleasurable.
What happens if my property gets damaged?
We provide Public Liability insurance of £2,000,000 for each guests stay, along with contents insurance. A majority of our homes are booked through AirBnb, who also provide $1million in damage protection, whereby if any damages were to happen to a property then AirBnb would cover it.
If I want to cancel a contract how long notice do I need to give?
We require a 1 month notice period in order to ensure all future guest bookings can be cancelled in an appropriate time frame whilst not damaging our relationships with guests.
What costs do I need to be aware of?
At LocationHome we try to keep costs as minimal and straightforward for our clients. We provide 2 costs that include:
- £250 flat rate joining fee in order to get you property advertised across all platforms and high quality photography. This fee is simply deducted from the clients first months rent.
- 20% property management fee that includes all of the services LocationHome has to offer, such as 24/7 concierge, in-house maid and overall management of the property from start to finish.
How can I make more money from my rental property using LocationHome?
We have a specialised team that implement our letting model to maximise rental yields, this is achieved with the short-term model on websites such as airbnb during the peak seasons. The long-term model is used during the low seasons with websites such as Rightmove. This model enables LocationHome to maximise the return on your homes.
